Managing Director of Affordable Housing

SCI, the leading real estate executive search firm, is seeking a Managing Director of Affordable Housing to join a top owner/developer client in multifamily, with a track record of developing/financing 30,000+ units. The role and firm are based in the Washington D.C. Area.

The ideal candidate comes from an investment banking background with municipal/public finance, CDFI, or LIHTC exposure, and is adept at thinking outside industry norms to create complex financial engineering/structuring while building partnerships.

Role Summary

The Managing Director will be responsible for building the Affordable Housing business. The company has built a successful CoGP business within the marketrate development area and would like to expand that offering to affordable housing developers by leveraging their balance sheet, deal structuring, development services, GC and their affiliated nonprofit arm.

Responsibilities

• Develop all tools as well as policies & procedures necessary to evaluate and execute on affordable housing development projects.
• Source cogp/codevelopment opportunities within the affordable housing industry that will leverage vertical integration and balance sheet support.
• Negotiate, diligence, and close various types of affordable housing projects, including but not limited to 4% & 9% tax credit projects and nonprofit bond projects.
• Work with senior leadership to further develop the business plan for affordable housing division.
• Leverage sister nonprofit arm to secure tax abatements and 501(c)3 bond financing opportunistically to generate revenue for the nonprofit, secure construction opportunities for internal GC, and obtain financing for the affordable development pipeline.
• Establish and maintain relationships with syndicators, direct tax credit investors, and other capital providers to affordable housing projects.
• Prepare internal and external memoranda required to solicit investment capital, obtain necessary approvals from the Investment Committee, or petition governing bodies for tax abatements.
• Role will include GP fee participation in current and future pipeline deals and carried interest.
